As many as 1 in 4 buyers are still examining property outside the state where they live, trends that do not indicate signs of slowing because the increase in interest rates and housing is less affordable.
A report by the leading Australian virtual tour platform, Little Engshes, shows that ‘invisible vision’ and inspection between states form more than a quarter (27%) of all property inspections throughout Australia.

Buyers from Sydney and Melbourne continue to lead the southern exodus to the sun, contributing to one of 3 buyers between states who examine the Queensland property.
Gold Coast has witnessed the most interstate inspection in any Australian city, 42% average over a period of 6 months, while Sydney is lagging behind other countries with an average of 6 months 10.28% and Melbourne sat at 13.6%.
Little Hinge, the largest and fastest Real Estate Virtual Tour Provider in Australia, analyzes more than 3 million virtual inspections over a period of six months, and the number of inspections between countries remains consistent during that time period.
One of the founders and CEO of small hinge, Josh Callaghan, said that the sustainable trend over the past six months proved that buyers between states were still moving towards Queensland in a record number.
We have never seen a decrease in the number of inspections between states since January, showing that the trend of buyers who shop outside the state of origin is here to live,” Callaghan said.
“As interest rates and house prices remain high, we still see a continuation in the number of people who want to move between countries, especially to Queensland.”
“Queensland, especially gold beaches and sunlight, remains a popular choice for migration between countries. While the southern countries have seen an increase in a small percentage over the past six months, Sydney and Melbourne far below the national average 27%, “said Mr. Callaghan.
Sellers who use a collection of southern buyers will be able to order a higher price, even when the buyer market continues to soften.
Considering we see interest rates rising and hot coming out of the market, sellers need to work with agents who use innovative technology to utilize buyers between states.
Agents who can take advantage of an invisible market view will be able to use the entry of Sydney and Melbourne buyers to reach a much higher price point,” Callaghan said
